It depends on the loan program, property, credit profile, and payment target. A lender should compare real options rather than defaulting to one generic percentage.
The purchase price may be lower, but the monthly fee, association finances, insurance structure, and future assessments belong in the comparison.
That creates a timing problem to solve early. We should understand renewal or month-to-month options, lender readiness, and a realistic closing window before searching aggressively.
