The local story
Most redevelopment stories announce themselves with a rendering. This one announced itself as a stack of very large pipe behind the office buildings in Fairview Park.
Trent went looking for the connection. Inova’s own project documents provide it: the existing sewer line serving the Inova Center for Personalized Health—and parts of Inova Fairfax Hospital—is at capacity.
What the pipe is for
Ten inches becomes eighteen, then ties into a 27-inch regional interceptor.
Inova’s July 2025 community presentation says the current line crosses the southern portion of its campus, passes under the Beltway, and continues through easements between Fairview Park’s commercial and residential properties. The replacement line is 18 inches in diameter and will connect to a 27-inch regional interceptor on the east end.
The most important sentence in the presentation is not the measurement. It is the condition attached to it: the current line must be replaced before future development can take place. That makes the construction enabling infrastructure—real capacity installed before the next phase of the campus can use it.
The work on the ground

Inova says construction began in January 2026 and is expected to run into fall 2026, with most work occurring Monday through Friday. Existing Fairview Park residential and commercial sewer service is not expected to be interrupted, but the work zone runs close to Fairview Park, Holmes Run Woods West, and Holmes Run Acres.
Tree removal is part of the route. The project presentation lists removal and revegetation plans, including new trees and shrubs, and says Inova coordinated approvals and easements with Fairfax County, the Park Authority, VDOT, and affected property owners.

How the sewer project fits into Fairview Park’s larger changes.
Fairfax County approved a mixed-use planning framework for the 117-acre Inova campus in 2019, allowing the health system to pursue additional research, education, care, housing, hotel, and retail uses through later land-use steps. That is the documented long horizon behind the pipe.
Fairview Park has its own approved planning history, while the nearby Marriott has been renovating in phases—including an $11 million revitalization completed in 2022 and redesigned guestrooms announced in 2026. Together, the projects show several different kinds of investment happening in the same area: utility capacity at Inova, long-range land-use planning, and a major hotel renovation. They remain separate projects with separate owners and approvals.

Why this matters locally
Infrastructure is the part of growth people usually notice last, even though it often has to arrive first. The pipe confirms that Inova is creating capacity for continued campus improvements; the exact buildings and timing still require their own approvals and evidence.
